5 Things I Advise Every Seller To Consider Before Listing

1. Weigh the time you are willing to wait alongside the price you are asking, because the two concepts are closely related. This is one aspect most sellers don't contemplate when sitting down to set a property's price with me. For example, if you need money quickly then it would be wise to place the price at market or slightly below (5%). The important thing to understand is that the average price can be expected to go within the time frame of the average days on market. With that said, setting the price above market value when you have an urgent time frame can be a recipe for disaster. Covering this aspect on pricing is one of the most important things I explain to sellers I represent.


2. Step outside when your home is being shown. In the hundreds of homes that I have shown in my career, some of the worst showings are ones where the seller follows along and often DECREASE my client's interest in their home with their smalltalk Of course, its the seller's home so its seller's rules on showing, but try to keep the larger goal of selling the home in mind.A buyer wants to be able to picture themselves in the house so let them take their time inside with their Realtor® so they can comfortably converse and project themselves into the property.


3. If your bottom line can afford it,offer a one year home warranty in your advertisement. For the price(starts at around $500 and up), offering a home warranty can be a big boost in helping to sell a home, especially if its older. While I will leave a full explanation to someone else for another time, a home warranty basically provides discounted repairs for the future buyer during the first year of the home purchase. This is not only a great service because of the low prices on services, but also to address the fear of a resale home being a lemon which every buyer has to a degree. Eliminate that resistor and you can be well on your way to selling your home.


4. Clean up your home as best as possible prior to photographs being taken! With over 90% of homebuyers now finding their home on the internet, making a great first impression can not be overstated in today's digital age. HD camera sand video are common tools that Realtors® use to implement their marketing strategy and are supposed to aid in conveying the home's value. However, a Realtor can only do so much when you present them with a home that is cluttered or unable to be photographed fully. Ido not photoshop personally due to ethics, but even if I did, there is only so much a clone tool can remove. Certain areas having to be excluded because of clutter only hurts the impression you make on a potential buyer.


5. If financially feasible, have the tenants in your rental / investment leave before selling. This can be a controversial piece of advice but the simple truth is that tenants can complicate a simple home sale by leaps and bounds just out of their legally granted rights. What this means is that not only can they hold up showings, they can make them almost impossible! Often,the tenants have a vested interest in the home not being sold which is always due to something benefiting them like location or low rent.The reason this one can be controversial to investors is because you are losing the potential rent. However, I believe the possible lost rent is overshadowed by the ability to sell a vacant home as it then becomes much more accessible for people to see.
